The situation

The transaction involved commercial refinance financing across a daycare facility and a multi-tenant retail center in Frisco, Texas. The refinance also required coordination of multiple existing payoffs, including SBA debt.

Transactions with more than one property or payoff can require more coordination than a straightforward single-asset refinance. The financing request has to reconcile collateral, current debt, payoff requirements and the borrower’s objectives into one clear package.

What mattered in the structure

  • Multiple collateral components. The transaction included a daycare facility and a multi-tenant retail center rather than one homogeneous property.
  • Multiple existing obligations. Payoffs had to be accounted for clearly, including SBA debt.
  • Refinance execution. The request needed to move from a collection of property and debt details into a financeable closing structure.
  • Coordination. Blueprint worked alongside Groves Capital on the transaction through closing.

Why this matters for borrowers and referral partners

A commercial refinance can become harder when the collateral, ownership, payoff structure or timing does not fit a simple bank template. That does not automatically make the transaction unfinanceable. It means the request needs to be organized around the actual economics and constraints of the deal.

For real estate professionals, that is also why financing should be addressed early. Understanding the payoff picture, property cash flow, collateral and requested proceeds before a deadline becomes critical can prevent avoidable surprises.

What we are not publishing

We are intentionally not posting the borrower’s private financial information, lender identity, rate, term or other transaction details that are not necessary to understand the financing scenario. The goal of this case study is to show the nature of the completed transaction without turning a closing into a public underwriting file.

Important: This is a completed transaction example, not an offer of credit or representation that similar terms are available. Financing outcomes vary based on borrower qualifications, collateral, market conditions, lender requirements and the facts of each transaction.
A DEAL DOESN'T HAVE TO BE SIMPLE.

It does need to be clearly structured.

Send us the property, existing debt, request, timing and what is making the transaction difficult.
