Bridge financing can be useful when timing, transition, lease-up, renovation, a maturing loan or another business plan makes permanent financing impractical today. The right structure depends on the property, basis, leverage, sponsor strength and exit.
Include the property address, purchase price or current value, requested loan amount, use of proceeds, existing payoff if applicable, current occupancy and NOI, sponsor liquidity, equity invested, requested closing date and a credible exit strategy.
The exit is central to bridge underwriting. A lender will typically want to understand how the loan is expected to be repaid through sale, stabilization and permanent refinance, business cash flow, or another clearly supported takeout plan.
